Occupancy: 1 up to a maximum of 4 guests
Pets: The house rules do not allow for pets or animals of any kind
Smoking: In the interest of future guests, we kindly request that you not to smoke in the apartment, please use the balcony.
House rules: The apartment is situated in a quiet residential area and we therefore ask that you :
avoid any loud and disturbing noises, especially after 22:00
do not light open fires or grill on the balcony
keep windows and doors locked closed during your absence
Tenancy agreement: This agreement becomes binding as soon as a booking is confirmed in writing by the owner.
The guest is responsible for any damage caused to the apartment during the agreed rental period.
The owner cannot be held responsible for problems due to failures outside of his control, these include :
home furnishings, public water, gas or electricity supply elevator acts of god
No reduction in the rental fee can be granted in such cases.
The landlord reserves the right to change the furnishings and equipment utilised in the apartment..
The landlord has the right to access the apartment with prior consent of the guest.
The landlord cannot be held responsible for any valuables or personal items.
The guest agrees that all areas of the apartment, building and parking area are used solely at his own risk.
Payment: The guest is obliged to pay the sum agreed in the written confirmation at least 30 days prior to his arrival.
In the case of a short notice tenancy, the guest will be required to confirm their bank transfer by faxing the original bank payment slip to the following number …………
The apartment keys will be hand over to you in Berlin by prior arrangement.
Upon departure the guest is obligated to return the key to the landlord.
Guarantee declaration: The guest and the landlord are obliged to fulfil the conditions of this tenancy agreement. The owner agrees to refund any rental paid in advance by the guest in case he is for any reason not able to provide the requested apartment. He also agrees to pay an additional compensation of €10,-- per booked night). The guest renounces any personal demands or legal claims resulting from this contract.
Cancellation of the contract Should the guest cancel the reservation prior to his arrival and the owner not be able to rebook the apartment to other guests, the following charges will apply.
cancellation up to 7 days before arrival – 50 % of the agreed rental sum
cancellation less than 7 days – 80% of the agreed rental sum
in case of early departure no refund will be paid to the guest
General conditions: The landlord has the right to cancel the guest booking immediately – without refund – if the guest
accommodates more guests than confirmed in the booking
does not adhere to the general rules of the house.
- A non clearance of the apartment is called trespass (breach of domestic peace)
In case of loss or damage of keys the guest is obliged to pay € 250 for replacement.
